Kitchens Can Sell a House

Kitchens Can Sell a House
Captivating kitchens can capture buyers or cancel the deal

Kitchens are one of the most important rooms when selling a house and one of the most expensive to remodel, which is why buyers are so critical of them when considering buying a house. The advantage of remodeling a kitchen is that there is about an 85% return on investment, but the disadvantage is it may not be worth the time and money to do a major remodel.  Instead, there are quicker, less expensive ways to make sure your kitchen is in tip top shape without breaking the bank.

Keep it simple

Just like with the other rooms in your house, keep it simple, clean, and classic. The walls, cabinets, countertops, floors, and backsplash should be fairly neutral so that they appeal to most buyers.

Granite is worth its weight in gold

There are some basic elements that most buyers look for in a kitchen and granite is still one of them. Although marble, quartz, or even cement have become trendy, granite is still the number one choice of most buyers. So, if your kitchen is still sporting Formica or tile tops, buyers will be mentally taking money off the asking price to redo them. Better to replace now, then pay later.

Stainless steel sells

Although they have been around for the past twenty years, stainless steel appliances are still the most popular finish for most buyers. So, while you could pay tens of thousands of dollars for top of the line appliances, you can also purchase a stainless-steel appliance package, which includes refrigerator, range, microwave and dishwasher for under $2,500. When choosing appliances, avoid the high and low-end extremes and make sure to select the brand and price that fits the price range of your house.

Clean Up Counters

One of the simplest things you can do is clear the clutter to avoid giving buyers more reasons to criticize your kitchen. Don’t leave dirty dishes in the sink, food on the counter, or piles of papers lying around. Minimize the number of items, including small appliances, that are out and about. Keep counters free and clear so buyers can actually see what it is they’re buying.

A picture is worth a thousand words

Finally, if your counters are free and clear, your stainless-steel appliances are sparkling, and your walls, cabinets, and backsplash are fresh and clean, your kitchen will speak for itself, telling buyers they have every reason to want to buy your home.
